# DealCheck alternatives: how Cylier compares

DealCheck is a deal calculator: you bring a property and set your assumptions, and it runs detailed numbers, including BRRRR and 35-year projections. Cylier finds listings in your buy box and sends them already underwritten, pre-fills a full report for any address you bring, and grades census tracts A–F.

## Cylier

*Deals delivered, already underwritten* · This is our product.

**Best for:** investors who want listings in their buy box found and analyzed for rental and flip returns.

Cylier is a US investment-property analysis service that underwrites active listings for rental and flip returns, grades neighborhoods A–F by census tract, and sends investors matching deals with the numbers already run.

You set a buy box: zip codes, maximum price, minimum ROI, beds, baths, property type and neighborhood grades to skip. Matching listings arrive by email with their ROI, and each property card shows rent, cash flow and cap rate. Each property report is pre-filled from rent comps, sale comps, property tax and a rehab estimate. Sliders for price, down payment, rate, rent, ARV, rehab and loan terms update the rental and flip returns side by side. Plans are Free, Basic $9.99, Premium $29.99 and Professional $79.99 a month, with a 7-day trial on paid plans. A single report can be bought with a free account.

**Pros**

- Sends listings that match your buy box with ROI calculated, so you aren’t entering each property by hand.
- A–F neighborhood grades by census tract, colored on the listings map (Basic and above) and on the comp map in every report, including shared reports.
- Reports arrive pre-filled from comps, property tax and a rehab estimate, and you adjust them with sliders. Re-running your own report with new assumptions is included.
- Analyzes any US address on every plan, and whole CSV lists of up to 5,000 addresses on Professional.

**Cons**

- Owner contact data, skip tracing and direct mail are not yet available.
- Short-term rental (Airbnb) analysis is not yet available.
- BRRRR analysis, multi-year projections and an itemized rehab budget are not yet part of the property report; BRRRR has a separate calculator.
- Instant alerts start at the Premium plan; Free and Basic get a weekly email.
- Covers US properties; no international listings.
