Rental ROI

Cash-on-Cash Return = Annual Net Income / Total Cash Invested

Cap Rate = Net Operating Income / Purchase Price

Net income factors in estimated rent, property taxes, insurance, vacancy allowance (8%), maintenance (5%), and management fees (10%).

Flip ROI

Flip Profit = After-Repair Value − (Purchase Price + Rehab Costs)

Gross Margin = Flip Profit / ARV

ARV is estimated from comparable sales within the area. Rehab costs are modeled based on property condition indicators, age, and square footage.

Market Intelligence

Neighborhood Grades (A–D) based on median income, school ratings, crime data, and price trends.

Comparable Sales sourced from recent transactions within proximity, adjusted for bed/bath/sqft.
